Two years after first teaming up with the Patriarca Group for the acquisition of Green Campus Park (formerly “Parc du Moulin à Vent”) in Vénissieux in association with Foncière Magellan and L’Auxiliare, Omnes is partnering with Patriarca to create Hummingbird, a new real estate investment vehicle.

Hummingbird’s goal is to develop projects that respond to major real estate challenges in terms of environmental performance, changing work habits and employee well-being. The new venture will build new projects but also reposition existing assets within the market by carrying out redevelopment work and also rethinking resource consumption. It will draw on the technical expertise and agility of the Patriarca Group to optimise the design, construction, operation and maintenance of properties.

Hummingbird has completed two transactions in Lyon since its creation in December 2020: the acquisition of an existing office building in the Gerland district and the start of a mixed-use construction project in the immediate vicinity of Jean Macé. The former will be renovated so as to improve its energy performance and put in place a system for tracking and optimising resource consumption, in view of the entry into force of the “Décret Tertiare”. The second property, which will qualify for BREEAM “Very Good” certification, will be built by the Patriarca Group in accordance with the highest energy and environmental performance standards. Several other projects are currently being examined.

The CEP fund (€120 million) finances construction or renovation projects targeting high energy and environmental performance for public and private buildings in the major French cities. Hummingbird is the CEP fund’s 10th investment.

Patriarca Group will be responsible for the (re)development and construction of the properties as well as technical management.
